Advantages of a Buyer Broker Carl is an "Accredited Buyer Representative" or ABR. This designation has only been earned by 3% of Realtors nationwide. As a buyer, it is very important that you engage a Realtor who will represent your best interests in what will probably be the largest investment of your life. In Colorado, a broker can either represent the seller or the buyer, or act as a transaction broker (represents neither party). A broker in Colorado cannot act as a dual agent as in some states. Going to a builder's site, an open house, or calling a listing broker from a sign you saw is just like consulting with an opposing attorney in a lawsuit! The builder's representative and the open house broker represent the seller’s best interests, not yours. At this time there is a glut of homes on the market in the Denver metro area and many properties are over-priced. You want to make sure you engage a broker who can do an accurate market analysis and then recommend a price to offer for the home. Neither a broker representing the seller nor a transaction broker can give you this advice. Please note: a buyer broker generally does not cost you anything since our commission is paid for by the builder or the listing agent as a fee earned for bringing them the buyer (you). This is true even if we negotiate a very favorable price and terms for you. LUXURY HOME BUYERS Carl is an expert Buyer Broker for high-end homes. His negotiating skills can oftentimes save you tens of thousands when purchasing luxury homes. It's my job to know EVERYTHING about Highlands Ranch, Parker and Castle Rock! Ask me any question. First Time Buyers >The Elements of Location
When you are in the market for a home, how should you evaluate the properties that appeal to you? There is an old cliché about the three most important factors of a piece of property--location, location and location.
Some neighborhoods have a certain distinction that attracts buyers, but there are other factors to take into account. A house in the best part of town may have a few points subtracted if it is located on a busy street. There are buyers who would like to be close to schools, shopping, and churches, but don't want to live across the street from these facilities. You may want an easy commute to your job, but would not consider a location close to the "on" ramp for the major route into town. A location close to a airport could be convenient if you are a commercial pilot, but could make it difficult to sell even the most wonderful house.
As you balance all of the factors, remember that a location liability which gets you a great house at a reasonable price will probably require you to pass a similar savings on to future buyers.
