LUXURY HOME SALES & MARKETING ARE DIFFERENT! | | To Watch A Short Video On How We Market Luxury Homes: CLICK HERE |
If you are considering buying or selling a luxury home, consult with a Realtor who has earned the prestigious designation "Certified Luxury Home Marketing Specialist," Guild Member. Carl is the sole Realtor in Castle Rock, and 1 of only 2 in all of Douglas County who has earned this honor, based on specialized education and his performance in selling luxury homes. A Number 1 Expert Realtor who is a member of the Institute for Luxury Home Marketing will have your home automatically populated and marketed on over 50 websites, including Yahoo, Google, MSN, LendingTree.com, RealEstate.com, HomeSeekers.com, HarmonHomes.com, WSJ, Barron’s, the duPont Registry, and Unique Global Estates. Compare this to the average agent who throws your home on the MLS (which is accessible only to licensed brokers). Although the MLS does populate to one out-of-state source available to the public, Realtor.com, you are missing tens of thousands of potential buyers who search on other well-known sites. By marketing your home on websites that specialize in luxury homes, we reach out-of-state and international buyers looking for a piece of the Colorado dream. Over 90% of luxury home buyers begin their search on the web. Do you want to miss even one of them? Your home will have its own private marketing website! This website will have floor plans, virtual tours, community and school information, local golf courses, shopping information, and all the disclosure forms necessary to complete a sale. In other words, your home's private website will have all the information a buyer wants but does not get from most broker's marketing. All Carl’s marketing efforts in print and on the Internet will link to your home's private website which will have multiple pages of information on your unique home. Call Carl and ask for a free DVD demonstrating this unique marketing system or simply click on the link above. Don’t miss potential buyers by not engaging a Realtor who will insure your home receives world-wide exposure to high-end buyers. Another VERY important aspect is that Carl will market your unique luxury home with highly personalized service and with the utmost discretion that you’d expect. As a Certified Luxury Home Marketing Specialist, he will expose your home to more qualified buyers than virtually any other agent.
Animal House >Buying Bug Free
If your house is a typical one, there is probably some kind of small, leggy creature that makes its home with you. Whether they are termites, fleas, roaches, ants, or spiders, it is a good idea to serve them with an eviction notice before you put your home on the market. If home remedies like ionized boric acid don't work, paying a professional exterminator will be money well spent.
Most standard sales agreements require that a property be inspected before the closing and treated for termite infestation, if necessary. It is a good idea to check for insect problems as soon as you sign a listing agreement, so that they don't become an issue of contention in the sale. Some insects may not physically damage the house, but may reduce its chances of selling for top dollar. Constantly having to push back spider webs while touring the house could seriously undermine a prospective buyer's ability to fully appreciate your home.
